Property Manager (Mt Airy/Germantown)

Seeking a highly motivated and self driven individual for a Multi Site Property Manager position for boutique style management company. The ideal candidate has a passion for growth and improvement along with assisting in building a "team" environment.
Minimum 40 hours per week. Weekend work may be required. Must be available for emergencies.

Qualifications:
Experience/Other
Minimum five consecutive years as a Property Manager or higher level position
Must have valid drivers license

Educational:
High School Diploma or equivalent
Familiar with federal, state and local Fair Housing Laws

Responsibilities:

Responsible for maintaining the integrity of the physical asset and maximizing the returns from the asset. Responsible for hiring, training, supervising, developing and terminating of all personnel assigned.
Supervises all onsite personnel and personnel assigned to special projects
Ensures all staff compliance with company policies and procedures, and ensures efficient performance of their duties in a timely basis
Assists with special projects, administrative tasks and other related work, and performs all other duties as directed
Proactively communicates pertinent and essential aspects of the site operations and market conditions to the Regional Manager

Relationships:

Maintains relationships with other departments within the company, including accounting, marketing and development
Maintains relationships with clients, the community, and the local businesses and service providers
Maintains relationships with all current and prospective residents, ensuring consistent application of company policies
Maintains relationships with suppliers, vendors and professionals servicing the company or property

Maintaining the Assets:

Supervises the Service Manager and provides oversight for the maintenance staff
Delegates and oversees scheduling of maintenance work and special projects
Completes regular inspections and follow- up of maintenance work
Negotiates, selects, supervises and reviews all contractual services
Confirms that all vacant apartments and common areas are ready to lease
Regularly inspects grounds, hallways, breezeways, and all common areas
Places orders, when approved, for supplies, materials, equipment and services
Makes recommendations for physical repairs, replacements and improvements

Marketing and Leasing:

Maintains effective resident relations and encourages lease renewals
Supervises and directs all leasing personnel
Provides ongoing training of leasing personnel
Creates, maintains and updates any print/marketing tools
Negotiates and oversees all advertisement programs in coordinate with Regional Manager
Completes regular market comparisons and sub-market analysis
Must be able to drive up to 30 minutes each way
Completes, reviews and submits all weekly/monthly reports
Reviews all rental applications and lease forms for accuracy
Makes recommendations for marketing and leasing programs

Financial Reporting and Control:

Supervises rent collection policies and implementation of collection programs
Approves invoices for payment and ensures proper processing for payment
Reports and controls payroll information to supervising Regional Manager on a timely basis
Maintains inventory controls of all equipment and supplies
Makes recommendations for more efficient use of allocated funds

Administration:

Maintains property files and records
Handles employee selection, training and control, and assures that all supervised employees comply with the appropriate policies and procedures
Handles all necessary court filings and serves as the company's representative in legal matters, especially those involving residents and employee matters
Must be able to drive up to 30 minutes each way to attend court hearings and file legal documents
Interfaces with outside professionals regarding legal, accounting, insurance, tax and other matters, as appropriate
Completes all duties in a timely and professional manner
Handles any emergencies on site that may arise
Ensures that appropriate updates to appfolio are efficient and precise
Communicates all problems and makes recommendations to the Regional Property Manager
