Billy Penn Studios is a historical industrial warehouse which is currently being converted to 100 creative office spaces. The building is located in Old Kensington at 1516 N 5th St, close to 5th and Girard Ave.

Space for your office, business, facility, store, catering company, restaurant, artist or photography studio, warehousing or storage space, etc etc etc. No music / recording studios, brewing facilities (within a unit, we have a reserved corner restaurant space usable for a brewery), hookah lounges, or event hosting companies wishing to use units for parties. The building is ICMX zoning, so the majority of business uses are approved by right.

The building features a master atrium, 3 event spaces, free bookable conference rooms, a freight and passenger elevator, loading bays, ample street parking, and an off street 100 space private parking lot. Billy Penn Studios is owned and developed by a partnership group that developed 2424 Studios, and they are taking lessons learned with 2424 to improve upon at Billy Penn Studios.

The building has a similar scope to Bok, LoomPhilly and Globe Dye Works...but with new industrial design build outs (drywall or rustic brick), polished concrete or wood flooring, 2 gap double hung drywall, new windows, new HVAC systems, T1 line in house internet and opportunities to customize your space in advance (office dimensions, lighting and other "fits and finishes"). The building also is wired for High Tension Power.

We are a "Design Build" and can provide any design and construction in house, with the option for no up front construction pricing. (*within reason...the owners won't undergo a very expensive building modification for a startup, and are more likely to do so for an established business).

Examples of current tenants include Bicycle Transit Systems / IndeGo, a virtual reality arcade (The Holodec), a gym (Revolution Fit Factory), tile and flooring facility (IdealTile), Annie Mac, VideoSmith, Man With A Van, Smokin' Hot Solutions, Architectural Antiques Exchange and many more units leased.

Spaces are available from 1,000 - 15,000 square feet. We are NOT Triple Net! The only additional fees are electric, Use and Occupancy Tax and Internet (we have an in house T1 internet option for $50 a month). There are no common use fees or requirement to pay real estate taxes.

We have a variety of units, either drywall or brick finishes, and some units with kitchenettes.
