I have to sub-lease my apartment for the months of January, February, and March 2010. If needed, you could even start renting as early as December 15th 2009 because I'll be out of town the last 2 weeks of December as well (only to return for a few days December 31, during which I could easily stay elsewhere) - I guess it will depend on the dates needed and what works out. Since I'll be out of the country during the 3 months, I would need the 3-months' rent paid up front so I can just give it to the landlord and take care of it early on.

About the apartment - I haven't had a chance to take new pictures so these are a little out of date, but this is a cozy little studio ideal for one person. Although it is VERY small (literally one room and a bathroom) the ceilings are high and it is very light and bright so it's not crammed at all. I love the place. All furniture (table, futon, drawers, rugs, dishes etc) could be left behind if you want it but I don't mind storing it as well. You would only have to pay for electricity (heat, gas, water, hot water etc are included) and for me it's never been more than $11/month, but I guess that's less than average since I'm not home too much .

I'm moving out of my apartment this week and am looking for someone to take over the lease for me. the place is small, but just the right size for one person that doesn't have too much stuff. all utilities are included (even wireless internet)! the place is a kitchen and bath with a separate bedroom with bay windows.
as for the area, it is two blocks away from south street, and about nine blocks away from broad. there are a lot of really great cafes/restaurants, bars, grocery stores, and laundromats nearby. it will take you 10 minutes to walk to center city, 5 minutes to bike. the neighbors in the building and on the block are all really nice, as is the landlord, who lives a few houses down the street.

I am already moved out of my CC apartment and gone, needed to relocate for a job. But I still am responsible for my lease until April 30th, 2010.

My rent is $1200/mo, but I can rent to you for as low as $1050 (I will pay the difference)/mo through end of April. You can probably sign on for longer if you want, ask Heather the leasing manager at Heather@theben.com. You will have to apply through the building like a new person.

The apartment has its own washer/dryer, microwave and a dishwasher. The living room is big and there are good closets. The bedroom (no door, just a closet divider) is small, but my full size bed fit snug.

The building has a 24 hour free gym and the front desk is helpful with packages/deliveries and are there 24/7.
You pay rent, electricity (your own meter) and $12/mo for gas. Cable is extra if you want it.

You�ll have your own small room, we�ll share the bathroom (stand up shower) and the kitchen and living area is all in one space. Your room can be furnished or not, depending on your needs. My current roommate is moving to an island and wants to sell her full bed, dresser, desk, etc. so she can leave it behind for you (we�re on the second floor so moving furniture is a big hassle, anyway).

I live over a garage so if you climb out one of the windows there�s a roof 10 times the size of the apartment that no one else has access to. We have a grill, hammock, table and chairs, and in the summer I have a small garden out there. You can see some of the city skyline from it looking north. Looking south, it overlooks a small park that has live music sometimes in the summer and when the Phillies or Eagles have fireworks there�s a perfect view.
Ideally, I�m looking for an independent, responsible student (male or female... I'm female, but I don�t have a preference) to sublet for their semester, or someone that may not have a traditional 9-5 job. I only say that because I work a lot and also go to school part time so my hours are long and all over the place. It�s a small space and I�d feel bad waking you up at midnight when I�m just getting home from work.

here are the specs:

- it's basically a 1-person apt, but might work for a couple as well. sorry, no pets - unless it's a bird or a reptile - or smoking, except on the "terazzo" (see below).

- the idea is I'd like to do a trial sublet while I intend to be either out of the country for a few good solid months, or working (and living 90% of the time) in NYC. the other 10% is for the rare occasions when I actually need to be back in philly (say, to catch a show), in which case I'll be repairing to the guest (smaller) bedroom.

- which is why I'm pegging your rent at about 3/4 of the monthly gross; overall a pretty good deal, I think.

as to the apt itself: charmingly shabby, in its own special way. it's an interesting building for sure - an old rowhouse directly on s. broad, which means it can get pretty loud (in particular, both bedrooms look directly over broad st.) also pretty darn dilapidated, if you go by cosmetics -- low ceilings, drab grey carpetting everytwhere - but actually recently renovated, and on a purely functional level, everything's in pretty good shape.

it also has -stunning- views, with 180 views of the neighborhood from the, umm, "terrace" (quasi-legal roof access) out on the back. and lots of light in the mornings, and the fact that you're on the top floor means there's a kind of openness and relative secludedness that you don't get in the mid-floor units.

and the neighborhood itself - aside from being low-key, convenient (directly between two subway stops) and very safe, also happens to be suffused with character, stuck in time (in a way) but also a quick hop and skip from center city, and very diverse. it's a bit of a trek to whole foods, but the given the plethora of small ethnic grocery stores and restaurant in the neighborhood (italian, mexican, lebanese, southeast asian, etc) I guarantee you will be eating very, very well.

oh and also: every morning, you'll get to not only hear, but feel the bells of the National Shrine of St. Rita of Cascia -- which are of course, simply divine.

as to me -male, adult, politically definitely not republican, and very busy; I get along with pretty much everybody, so (if you're mid 20s+) then ethnic background, sexual orientation, etc (or lack of these) are really unimportant.

overall I really like the place - which means I've made a point of holding onto it in spite of several job changes, extended NYC deployments, oversees sojourns and plenty other reasons to move on. so if this sounds like something that will work for you, drop me a short note describing your situation and (very important) how you can best be contact, and we'll go from there.

It would be the perfect little cottage getaway for 1-2 people coming into town for the holidays. My roommate who I currently share a one bedroom with is going to be living in some temporary housing for the months of November and December. His space is up for grabs for those 2 months. The space you would be living in is an area in the living room closed off by curtains and I live in the bedroom. It currently fits his bed, desk and dresser, but is on the smaller side. I'm looking for someone to take his space for those two months (November and December) while he is gone to help me pay for my rent. The rent is normally $378 a person ($757 total), but I'm willing to go for $275 for December and $210 for November, since his space is smaller than mine. You also have a kitchen, living room, and bathroom to share. The only utility you would have to split is electric and the bills have been low since we have not been using the air conditioner or heat.
