RESPONSIBILITIES:
• Sourcing and identifying direct investment opportunities, both off-market and on market, which meet the Company's investment parameters on a risk-adjusted basis.
• Maintaining current market information and contacts in order to source and quickly react to investment opportunities.
• Generating offers for investment opportunities, negotiating and execute Letters of Understanding with prospective Sellers.
• Cooperating with legal counsel in the preparation of Purchase Agreements and related legal documentation necessary to complete transactions.
• Overseeing and coordinating the underwriting and due diligence of each transaction, including financial modeling; market surveys; tenant credit analysis; broker interviews; interacting with property management personnel, tenants, and local government officials; and ordering, coordinating, and analyzing third party reports.
• Coordinating with the Company's Owners for arranging and negotiating property financing.
• Providing Company management with information regarding current market conditions, including supply, demand and competitor activity.
QUALIFICATIONS:
• Five or more years of real estate investment experience.
• Experience sourcing, underwriting, and closing financing.
• Experience identifying, underwriting, negotiating, performing due diligence and closing new acquisition deals and a verifiable transaction list of successfully closed transactions.
• Established network of owner, developer, user, and broker relationships to facilitate sourcing.
• A sound understanding of the capital markets.
• Transaction driven personality with long-term owner's orientation. Drive and initiative necessary to find transactions in competitive marketplace.
• Self motivated, able to work as part of a team. Strong interpersonal and relationship skills.
• Willingness and ability to travel on overnight trips.
